In 2011, CBL & Associates Properties began a major renovation of Oak Park Mall, working with the City of Overland Park to designate the property as a Transportation Development District (TDD). Through a site-specific sales tax, TDD dollars were utilized for exterior transportation-related improvements, such as a separate park-and-ride. CBL then was able to devote the majority of the planned renovation budget to interior and building improvements. This combination of private investment by CBL and public TDD funds allowed for redevelopment of the property on a broader scale.

The new look, designed by Overland Park firm Klover Architects, created an upscale ambiance of hospitality and warmth. General contractor EMJ completed the renovation in less than a year and did the majority of work at night to minimize impact on tenant retail sales. Major Oak Park Mall tenants include American Girl Doll, Microsoft, LEGO, Macy’s and Nordstrom.
